Helios Vacations started the way many great companies do — by accident. We were a couple managing our own vacation homes in Greater Palm Springs, and we quickly realized that no property management company shared our standards. They lacked the attention to detail, the design sensibility, and the local presence we expected for our own properties.
So we built it ourselves.
We started our own in-house cleaning and maintenance team to reduce our reliance on outside vendors and ensure we had full control over the cleaning standards for every home — no outsourcing, no subcontractors. We then brought in dedicated house managers who serve as an extension of ourselves, inspecting every property using a detailed Breezeway checklist we created so that each home is reviewed exactly as we would review our own. We also hired local managers, inspectors, and reservations staff who live in the markets we serve, because we knew our guests deserved more than a call center, and our owners deserved more than a portfolio number.
That philosophy is still at the heart of everything we do. We’re owner-operators, not a corporation — small enough to give every home and every guest our full attention, but structured to scale with the same standards across every market we enter. What began in La Quinta has grown into a boutique hospitality brand now serving Greater Palm Springs, Temecula Wine Country, and Mission Beach in San Diego.

This Short Term Rental Agreement (this “Agreement”) is made by and between Helios Vacation Rentals LLC, a California limited liability company (“Manager”) and the person or entity that signs this document at the bottom (“Renter”) (Manager and Renter are hereafter sometimes referred to as a “Party” or together as the Parties”) with reference to the following facts:
WHEREAS Manager makes available to people such as Renter short term rental access to residential properties such as the one Renter has applied to rent (the “Property”). Manager makes pictures of the Property available at https://heliosvacations.com/, and
WHEREAS Renter has indicated to Manager that Renter desires to rent the Property for the term specified below, with the understanding that Manager is the manager of the Property and not the owner of it.
NOW THEREFORE, for good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, and intending to be bound hereby, the Parties agree as follows:
