Marketing

Our marketing team will set up your listing and arrange your photos to help push demand. We use a dynamic pricing software to set up specific algorithms to maximize Average Daily Revenue (ADR), but we also make daily adjustments to ensure we are never leaving money on the table. Our marketing strategy involves maximizing ADR during the busy season through STR bookings, and shifting to mid term stays of 30+ days during the slow season to maintain a high occupancy. 

Transparent Accounting

You will have an Owner Portal with real time access into every booking and its net payout as it is made. You don’t have to wait until the end of the month to find out how much each reservation will pay out. You will have access to monthly Owner Statements that give you a breakdown of every reservation: its gross revenue, cleaning fees, booking fees and property management fees. Plus the Owner Statements will detail all the expenses incurred for your home over the month such as repairs, landscaping pool service etc.

Maintenance & Operations

A short term rental has significant turnover that can create a lot of wear and tear on your home. We have standard operating procedures (SOPs) and checklists that we use during our regular walkthroughs to ensure that we are always on top of any maintenance needs and ensure that the home is always well stocked with needed supplies.

Customer Care

We have multiple tiers of customer service to ensure guests always feel taken care of. We use automated messaging and have a custom house manual for every home to ensure guests have a smooth check in. We have virtual assistants ready to answer any questions should they arrive. And we have a dedicated local staff that can always assist a guest over the phone and do in person house calls.
